Charles Rickerson } Know all men by these presents that I Charles Rickerson of To } Rutland Township, Meigs County and State of Ohio for and in Benjamin Everton } consideration of the sum of Five hundred dollars to me in hand paid by Benjamin Everton of County and State aforesaid well and truly to my satisfaction the receipt whereof I do hereby acknowledge and myself therewith satisfied and contented do bargain, sell and convey and by these presents have bargained, sold, and conveyed to him the said Benjamin Everton, his heirs and assigns a certain tract or parcel of land containing eighty three acres and 17/100 part of an acre be the same more or less lying and being in the County aforesaid and is a part of Fraction No. 6 and 36 Town N. 6 Range No. 4 of the Ohio Company's Purchase and bounded as follow (viz) beginning at a post corner of James Grahams survey whence an ash 12 inches diameter bears South 82 degrees West 41 a beach 9 Inch diameter bears South 37.E. 21 links thence West 2 chains and 65 links to a post whence a blue ash 10 inch diameter bears South 58 West 28 lks a white walnut 16 inch diameter bears N.62.E.24 thence North 2 chains and 56 lks to a post whence a beach 15 in diam bears S.41 degrees W.42 links a beach 20 in diam bears N.60.E.35 lks thence West 2 chains 20 lks to a post whence a beach 10 in diam bears S.5 West 20 lks 12 in diam bears N51.E. 36 lks thence North 15 chains and 66 lks to a post standing on the East and West line of Fraction No. 6 whence W. a ash 20 in diam and bears South 32 W.70 lks a sugar tree 12 in. diameter bears North 32 W. 32 lks thence West 15 chains and 10 lks passing the North West corner of Fraction No. 6 5 lks to the county road thence following the meander of said County road till it crosses the North line of William Parkers land thence East along said Parkers North line thirty eight rods to the fraction line thence South along said Fraction line fifty four rods to a post corner of James Merrells survey thence with the line of said survey to James Merrells beginning corner thence North to the line of James Grahams survey to the place of beginning. To have and to hold the above described premises together with all the privileges and appurtenances thereunto belonging unto him the said Benjamin Everton, his heirs or assigns as an estate of inheritance in fee simple forever and I the said Charles Rickerson do for myself, my heirs, executors and administrators covenant to and with the said Benjamin Everton, his heirs or assigns that I have good right and title to the same to sell and convey and that before the signing hereof I am the only true and lawful owner being seized in fee simple of the same and that I well warrant and defend the same against the lawful claims of all persons forever.
