DEED -- Jeptha Dean From Wm Skinner

To all people to whom the presents shall come greeting, know ye that I William
Skinner of Marietta in the County of Washington for and in consideration of the
sum of two hundred dollars to me in hand, before the ensealing hereof well and
truly paid by Jephtha Dean of Athens county, yeoman, the receipt whereof I do
hereby acknowledge and myself therewith fully satisfied and contented, have
given, granted, bargained, sold, aliened, conveyed and confirmed, and by these
presents do freely, fully and absolutely give, grant, bargain, sell, alien,
convey and confirm unto him the said Jeptha Dean, his heirs and assigns forever
a certain lot or tract of land situate in said County of Athens and is
fractional lot No. twenty four in the fourth township of the twelfth range and
in sections No. twenty seven and twenty eight containing by estimation two
hundred and ninety two acres, and was drawn originally in the name of Samuel
Hitchburn, for the particular boundaries of which references do hereby made to
the plans, records, and surveys of the Ohio Company. To have and to hold the
said granted and bargained premises with all the appurtenances, privileges and
commodities to the same in any wise belonging to him the said Jeptha Dean, his
heirs and assigns forever, to his and their only proper use, benefit and behoof
forever. And I the said William Skinner, for myself, my heirs, executors and
administrators do covenant to and with the said Jeptha Dean, his heirs and
assigns, that before the ensealing hereof I am the true, sole and lawful owner
of the above bargained premises and am lawfully seized and possessed of the
same in my own proper right as a good perfect and absolute estate of
inheritance in fee simple and have full power and authority to sell and convey
the said bargained premises in manner as aforesaid and furthermore do covenant
and engage the above demised premises to him the said Jeptha Dean, his heirs
and assigns against the lawful claims or demands of any persons whatsoever,
forever hereafter to warrant, secure and defend by these presents. In witness
whereof I have hereunto set my hand and seal, this eleventh day of April in the
year of our Lord one thousand eight hundred and eleven.

The above named William Skinner, the signer and sealer of the above instrument,
personally appeared and acknowledged the same to be his free and voluntary act
and deed before me, Paul Fearing, Court of Common Pleas.  Entered August 8th
1811.
