MEIGS CO., OH, DEEDS, VOL.2, 1823-1828 pg.148-49. William Skinner, et us} To all people to whom these presents shall come. Greeting: To } Know ye that I Wm. Skinner of Marietta, County of Joseph Hoit } Washington and State of Ohio, for and in consideration of the sum of two hundred and sixty dollars, to me in hand, before the ensealing hereof, well and truly paid by Joseph Hoit, of Meigs County and State of Ohio, the receipt whereof I do hereby acknowledge and am therewith fully satisfied and contented, have given, granted, bargaine, sold, aliened, conveyed, and confirmed; and by these presents do freely, fully and absolutely give, grant, bargain, sell, alien, convey and confirm unto him the said Joseph Hoit, his heirs and assigns forever, a certain parcel of land being the north west quarter of section No.twenty four, Range twelve and township four in the Ohio Companys Purchase, containing by estimation one hundred and sixty acres, originally drawn to a share in the name of Samuel Hitchburn, for further description reference being had to the Ohio Companys books and plans. To have and to hold the sid granted and bargained premises with all the appurtenances, privileges and commodities to the same in any wise belonging to him the said Joseph Hoit, his heirs and assigns forever, to him and his only proper use, benefit and behoof forever. And I the said William Skinner for myself, heirs, executors and administrators do covenant to and with the said Joseph Hoit, his heirs and assigns, that before the ensealing hereof I am the true sole and lawful owner of the above bargained premises and am lawfully seized and possessed of the same in my own proper right as a good perfect and absolute estate of inheritance in fee simple and have full power and authority to sell and convey the said bargained premises in manner as aforesaid, and furthermore do convenant and engage the above demised premises to him the said Joseph Hoit, and his heirs and assigns, against the lawful claims and demands of any person or persons whatsoever, forever hereafter to warrant, secure and defend by these presents.
